ActiveYards Roofing: The Dallas Owner’s Guide

ActiveYards roofing replacement in Dallas typically runs $400 – $1,800 installed depending on the panel type, roof pitch, and whether we’re replacing a single panel or an entire section. Most ActiveYards roof systems fail at the panel-to-frame connection or the trim edge, not the panel itself, which means the fix is usually faster and cheaper than homeowners expect. The typical call starts with a leak in the patio corner or a rattle during a North Texas windstorm, and by the time we arrive, the homeowner has already taped a tarp to the pergola and tried three different YouTube fixes. We see it weekly across Dallas, from Preston Hollow to Lakewood.

ActiveYards roofing is built for shade structures, pergolas, and covered patios, and most of it holds up well against Dallas heat and hail. But fasteners back out over time, aluminum panels expand and contract through our 100-degree summers, and the transitional trim pieces are often the first to go. If you’ve got an ActiveYards roof that’s leaking, lifting, or making noise in the wind, we carry the compatible parts and install them by the book. Bradford Remodeling Co Dallas is an independent service provider and not affiliated with ActiveYards, but we work with their panel profiles daily.

Which ActiveYards Models This Applies To

A home office with a built-in desk and shelves

ActiveYards roofing falls into two primary product families: the louvered aluminum roof systems (like the ActiveYards louvers found on pergolas and motorized shade structures) and the solid aluminum or insulated panel roofs used on attached patio covers. The louvers are about 6 to 7 inches wide per slat and ride on a geared track, while the solid panels are typically 12 to 36 inches wide and lock together with a tongue-and-groove or snap-lock profile. If you don’t know which one you have, look for a motor and control box near the corner post: motorized louvers have one, solid panels don’t.

Here’s the compatibility gotcha we run into constantly in Dallas: ActiveYards changed their louver end-cap design around 2019, and older caps don’t seat correctly on newer louver extrusions, even when both say “ActiveYards.” If your structure was installed before 2019, we need the louver width measurement and a photo of the end cap before we quote so we don’t hand you a part that doesn’t seat. For solid panels, the critical measurement is the panel width at the rib, not the overall coverage width, because the locking channel depth changed between generations. We keep the current-profile parts on the truck and order legacy parts same-week when a Dallas supplier has them.

On OEM versus aftermarket: ActiveYards OEM parts are the cleanest match, but they’re priced at a premium and some legacy profiles have lead times of two to three weeks from the distributor. For structural components like rafters, beam brackets, and post bases, name-brand aftermarket aluminum from companies like KraftMaid, Cambria, and Silestone (which we also keep parts for) often matches spec at a better number. For anything that moves, like louvers, gears, and motor brackets, we recommend OEM so the geometry is exact and the torque spec on the motor isn’t thrown off.

Signs Your ActiveYards Roofing Is Failing

Dallas weather ages these roofs in a predictable pattern, and the symptoms are easy to spot if you know what you’re looking at. Here’s what we see most:

  • Water stains on the patio slab in a straight line. This usually means a panel seam has opened up. The aluminum expanded and contracted through enough Dallas temperature swings that the interlock no longer seals, and water follows the channel straight down.
  • A rattle or flutter in winds over 20 mph. That’s almost always a loose panel or a failed screw grommet. The panel isn’t going anywhere yet, but the movement will wallow out the fastener hole and make the fix bigger later.
  • A louver that sticks halfway or won’t fully close. Dirt and pollen build up on the gear track, especially in Dallas spring, and the motor’s torque limit kicks in. It reads like a dead motor, but half the time it’s a $12 end-bearing and a track cleaning.
  • Sag in the middle of a solid panel run. Aluminum doesn’t sag on its own unless a support rafter has shifted or the panel span was over-specified from day one. This is a structural call: get it looked at before the next hail storm loads it up.
  • White chalky residue running down the post. Galvanic corrosion where a steel fastener meets aluminum. The fastener is eating itself, and the panel it’s holding will eventually lift. We replace the fastener with an isolated equivalent and seal the hole.

Replacement Cost & What’s Included

An open living space after a whole-home remodel

In Dallas, ActiveYards roofing repair and replacement runs $400 – $1,800 installed, and the spread comes down to what actually failed. A single louver replacement with new end caps and a track cleaning lands near the bottom of that range. A full solid-panel section with new seam seals, trim, and fasteners runs toward the top. A complete motorized louver system rebuild, where we replace the motor, re-time the louvers, and re-flash the beam, can push just past that range depending on the number of louvers and the access.

What you get for that number: the part itself, the labor to remove the failed component without damaging the adjacent panels, new fasteners and sealant rated for our UV and hail exposure, and a written scope before we touch anything. That last part isn’t a handshake, it’s a document. You’ll know the exact part number, the exact labor line, and the exact total before we start. And every ActiveYards roof repair we complete is covered by the 365-Day Done Right Promise: if it doesn’t hold, we come back and correct it at no charge within that full year.

Call (903) 326-8963 and we’ll give you a straight number for your exact ActiveYards setup. Straight number, real scope, no surprises on delivery day.

DIY or Call Us?

If you’re reasonably handy, there are two things worth checking yourself before you call anyone. First, walk the roof line with a flashlight and look for obvious loose screws or a panel that’s visibly out of plane, it’ll be the one with daylight under it. Second, if you have motorized louvers, clean the track with a dry brush and run the cycle once, if it moves freely after cleaning, you just saved yourself a service call.

What you shouldn’t DIY: anything involving the motorized louver gearing, any panel that requires working from a ladder against the roofline, and any repair where the existing fasteners are corroded into the beam. Motors are torque-sensitive and easy to strip, and a slipped pry bar against an aluminum panel turns a $400 repair into a $1,200 panel replacement. We work off scaffolding or a ladder set with a second man on the ground, and we carry the replacement panel profiles on the truck so we’re not taking the roof apart twice. Call (903) 326-8963 and Curtis will tell you honestly whether it’s a Saturday job for you or a service call for us.
