Techo-Bloc Home Additions & ADU: The Dallas Owner’s Guide
We install and build Techo-Bloc home additions and ADUs across Dallas, with a typical project running $45,000 – $130,000 depending on foundation scope, square footage, and site conditions. Bradford Remodeling Co Dallas is an independent contractor, not affiliated with Techo-Bloc, but we work with their pavers, retaining wall units, and slab systems on a regular basis, and we know how they perform in North Texas clay soil. Most owners who call us about a “failing part” on this type of project are actually looking at a paving or block issue that developed two or three years after the original install: a paver that’s settled, a wall block that’s spalled, or an edge restraint that let go and started a slow unravel. Here’s how we sort it out, match the right Techo-Bloc product, and fix it so it stays fixed.
Which Techo-Bloc Models This Applies To
Techo-Bloc runs several product families that show up in Dallas additions and ADU projects. The ones we see most: Blu 60 and Blu 80 pavers (popular for driveways and patio tie-ins on ADU slabs), Semma and Mista for walk-ups and courtyard areas, and the Mini-Creta or Estate wall lines when a grade change needs holding. Each series has different thickness tolerances, and that’s the first compatibility gotcha: a Blu 60 is a 60mm paver, a Blu 80 is 80mm, and you cannot mix them in the same field without creating lippage and trip hazards. The second gotcha is color batch. Techo-Bloc runs limited color campaigns, so a Shale Grey paver from 2021 will not perfectly match a 2024 lot of the same named color. If we’re patching a section, we pull pavers from the least-visible area of the existing install and lay the new batch there, then reset the originals where they blend better. Check the back of any loose paver; the series name and sometimes the plant code are molded into the underside.

Signs Your Techo-Bloc Home Additions & ADU Is Failing
- Settling or lipping pavers at the addition’s transition. This almost always traces back to the compacted base, not the paver itself. North Texas clay expands and contracts through drought and rain cycles, and if the base wasn’t compacted in lifts, the pavers move. The paver isn’t “bad.” The install under it was thin.
- Edge restraint popping up or pulling away. Without a solid edge restraint spiked down, the whole field can drift outward over a season or two. You’ll see a gap opening between the pavers and the slab edge or foundation wall.
- Wall block face spalling off in sheets. This is water working into the block during freezes. Not common in Dallas, but we get one or two good freezes a winter, and cheaper wall block with high absorption will lose its face after a few years. Techo-Bloc’s higher-density units hold up better, but they’re not immune if water is trapped behind the wall without drainage rock and a weep system.
- Polymeric sand washing out between joints. If you can see channels forming in the joints after a heavy rain, water is moving under the pavers. That’s either a grade issue or a missing edge restraint. Re-sanding without fixing the cause just means redoing it next spring.
- Slab-to-paver height mismatch at the door threshold. A change of even half an inch at the ADU entrance reads as a flaw every time you walk it. It’s usually settlement of the paver field, not the concrete slab. Fixed by lifting the affected area and re-setting on clean, compacted base.

AfterReplacement Cost & What’s Included
A full Techo-Bloc home addition or ADU build in Dallas runs $45,000 – $130,000. On the smaller end, you’re looking at a simple one-room bump-out with a short paver walkway tie-in. The upper range covers a detached ADU with a kitchenette, bath rough-in, and a paver courtyard or driveway apron. If the issue is just a failed section of pavers or wall block from an existing install, we handle it as a repair scope, not a rebuild: lift and re-level affected pavers, rebuild any failed base, replace damaged units, re-set edge restraints, and re-sand. That work typically falls between $1,800 and $6,500 depending on square footage and how much base has to come out and go back in properly. Every quote is a written price before work starts. No numbers move at the door. The 365-Day Done Right Promise covers any repair we make for a full year. If the pavers we set fail inside that window, we come back and correct it at no charge.
DIY or Call Us?
Pavers and wall blocks are one of the few home systems where a careful owner can do a small, honest inspection without much risk. You can pull a loose paver, check the base depth under it, look at whether the edge restraint is still spiked down, and see if the polymeric sand is washing out. What goes wrong for DIYers is the fix. Lifting a settled section, re-compacting a base that was done thin the first time, matching color lots, and setting a clean edge line is fussy work that depends on getting the substrate right, not just relaying the blocks. You’re also dealing with a product that has real weight. A pallet of pavers runs a ton or more, and moving them without the right equipment is how backs and toes get hurt. FAQs

Pavers and wall block from Techo-Bloc should give you 25 to 40 years in North Texas when installed correctly. The site work under them matters more than the product. A properly compacted base, clean drainage, and a solid edge restraint is the difference between a 10-year repair cycle and a 30-year one.
Yes, most single-area failures can be repaired by lifting, re-compacting, and relaying the existing pavers, with replacements only where units are cracked or spalled. Color batch mismatch is the usual reason we pull from an unexposed area and blend rather than patching with a new lot. Call us at (903) 326-8963 for an exact quote; estimates are free.
A paver or wall repair on an existing addition usually runs 1 to 3 days depending on how much base has to be excavated and replaced. A full ADU build or addition runs 3 to 6 months, which includes foundation, framing, rough-in, finishes, and site work around the structure.
We don’t warehouse Techo-Bloc products; lead times in Dallas have been stable, which means we can match available lots quickly. We stock the necessary base and edge restraint products on the truck. We also work regularly with KraftMaid, Cambria, and Silestone on the interior finish side of ADU projects.
