Quikrete Home Additions & ADU: The Dallas Owner’s Guide

For a Quikrete-anchored home addition or ADU in Dallas, the installed cost runs $45,000 to $130,000 depending on square footage, foundation work, and whether you’re adding a bedroom suite or a full independent living unit. Before we talk price, though, let’s look at what usually brings someone to this page. You’ve got a Quikrete-based slab, stem wall, or concrete block system on a project that’s either settling, cracking, or never got finished. The fix needs to match the existing Quikrete product, and it needs to move fast because a stalled addition in Dallas weather means exposure damage, and exposure damage compounds by the month.

We’re Bradford Remodeling Co Dallas, an independent remodeling contractor. We are not affiliated with Quikrete, but we work with their concrete and masonry systems every week on additions and ADUs across Dallas. What’s below is the straight answer on what fails, what it costs to fix, and when you should not touch it yourself.

Which Quikrete Models This Applies To

Most Dallas homeowners don’t realize there’s a difference between Quikrete’s product lines until a repair crew shows up with the wrong bag. Here’s the compatibility picture that matters.

Quikrete Concrete Mix (1101) is the standard slab and footing material you’ll find under most Dallas room additions and garage conversions. It pours at 4,000 psi and is fine for structural slabs when placed correctly. If your addition has cracking around load points, this is usually what’s under it.

Quikrete 5000 (1007) is the higher-strength cousin, rated at 5,000 psi. For ADU foundations on Dallas clay soils that shift seasonally, we prefer this over standard mix because the extra compressive strength handles movement better. If your plans call for 5000 and someone poured 1101, that’s a spec failure that will show up as edge crumbling within the first two years.

Quikrete Mason Mix (1136) and Quikrete Mortar Mix (1102) handle CMU block work. Mason Mix is for structural block; Mortar Mix is for veneer and surface work. Using Mortar Mix on load-bearing block walls is a common Dallas shortcut that fails at the bond lines.

The aftermarket question: for concrete and mortar, there’s no real “OEM vs aftermarket” distinction. Quikrete makes the mix; you either use their spec’d product or you don’t. What matters is matching the original bag number from your plans or permit documentation. We pull those specs before we quote so the repaired section matches what’s already in place.

Signs Your Quikrete Home Addition or ADU Is Failing

  • Hairline cracks in the slab that widen at the edges. Dallas expansive clay swells after rain and shrinks during drought. A slab that wasn’t steel-reinforced per local code will crack in straight lines along load paths. Hairlines that open beyond 1/8 inch indicate structural movement, not normal curing shrinkage.
  • Doors and windows binding in the addition. When the Quikrete slab settles unevenly, the framing above it racks. A door that sticks only in summer or only after heavy rain means the foundation is moving on a seasonal cycle.
  • Gaps between the house and the addition. Where the new slab meets the original foundation, you’ll see a seam. If that seam widens or the caulk tears, the two structures are moving independently, which means improper doweling or missing rebar at the joint.
  • Efflorescence on block walls. White chalky residue on Quikrete CMU means water is moving through the wall. In an ADU used for living space, that moisture will find drywall, mold, and insulation, and your repair doubles.
  • Crumbling at the top course of block. Dallas sun and freeze-thaw cycles are hard on exposed block. If the top layer of masonry crumbles to the touch, the wall cap wasn’t sealed or the wrong mortar was used. Left alone, it eats down into the structure.

Replacement Cost & What’s Included

A garage converted into a guest room and home office

For a full home addition in Dallas using Quikrete-based foundation work, the range is $45,000 to $130,000. ADU construction, which includes a kitchenette, separate utilities, and sprinkler requirements under Dallas code, runs $90,000 to $220,000. Garage conversions land between $30,000 and $80,000 depending on whether the slab needs leveling and whether you’re adding plumbing.

What drives the number:

  • Foundation repair vs. new pour. Rework on a cracked Quikrete slab costs more per square foot than a fresh ADU stem wall. Soil testing in Dallas runs $500 to $1,200 and determines whether you need piers added under the existing concrete.
  • Utility rough-in distance. Running sewer, water, and electrical from the main structure to the ADU can add $8,000 to $25,000 depending on your lot layout.
  • Plans and permits. Dallas requires engineered plans for ADUs and most additions. We include permit pulls and inspections in the written price, so there’s no surprise line item.

Every Bradford Remodeling Co Dallas project includes a written price before work starts and carries the 365-Day Done Right Promise. If the Quikrete work or anything else on the job fails inside that year, we return and correct it at no charge. That guarantee is in writing, signed, and in your hand at close.

DIY or Call Us?

Mixing and pouring Quikrete for a garden path is one thing. Resetting a section of load-bearing slab under an occupied addition is another. If you’re patching a small non-structural crack, a Quikrete patching compound can buy you time, but understand the difference: patching seals the surface. It does nothing for the movement underneath. In Dallas clay, movement is usually the actual problem.

Concrete work at structural scale involves rebar, doweling into existing footings, and code-mandated inspections. Get the steel placement wrong and you’ve spent money on a slab that will crack on the same schedule as the last one. We don’t recommend homeowners attempt structural Quikrete repairs. We do recommend calling us for a site look. Curtis Lane has been running crews across Dallas for close to two decades, and he’ll tell you the truth about whether that crack is cosmetic or running.
