Barrette Home Additions & ADU: The Dallas Owner’s Guide

Home additions and ADUs built with Barrette components typically run $45,000 to $130,000 installed in Dallas, depending on square footage, foundation work, and whether you’re tying into existing rooflines or building a detached structure. We quote these projects with a written price before any work starts, and every completed addition carries our 365-Day Done Right Promise in writing. When a Barrette component fails, it’s usually discovered as uneven settling at a sill plate, water intrusion at a tie-in point, or a door that suddenly binds in a frame that was square six months ago.

If you’re reading this because a Barrette product failed inside a finished addition, you’re likely wondering whether the whole structure is compromised or just one replaceable component. Most of the time it’s the latter. A cracked header, a rotted sill, a failing ledger connection. Those are individual parts, matched and swapped. But getting the match wrong on a Barrette system can mean a repair that holds for a season and fails again. That’s the part we’ll get right.

Which Barrette Models This Applies To

Barrette manufactures structural and decorative components used across its Outdoor Living and fence-line product families, and in Dallas we see these materials specified into room additions, covered patios-turned-living-space, and ADU builds more than any other application. The most common Barrette components we service are aluminum and vinyl post systems, structural rails, gate hardware, and the stamped brackets that tie post to beam on enclosed additions.

The compatibility gotcha with Barrette is post profile. Barrette’s aluminum posts come in 2″ and 2.5″ profiles, and the bracket spacing for a 2″ post does not transfer to a 2.5″ post. If you’re pulling a failed post off an addition in the M Streets or Preston Hollow and swapping in whatever’s on the shelf at a big-box store, you’ll find the rail channels don’t line up and the post cap won’t seat. We match by measuring the post face with a caliper and checking the stamped part code on the original bracket, not by eyeballing it.

For most Barrette repairs, OEM is the right call when the component is still in production. Barrette’s aluminum rail systems have tight channel tolerances, and aftermarket brackets almost always introduce play. On discontinued lines, we source from our documented supplier network or fabricate a matched bracket in-house. We’re an independent service provider, not affiliated with Barrette, which means we buy OEM parts where they exist and tell you plainly when they don’t.

Signs Your Barrette Home Additions & ADU Is Failing

  • A door or window in the addition starts binding within the frame. This comes from post settlement or a header that’s lost its bearing at the jack stud. The frame was square when it went in; if it’s not square now, something below it moved.
  • Water staining at the bottom plate or baseboard on the addition’s exterior walls. Dallas clay soil expands and contracts hard through the wet-dry cycle, and that movement opens hairline gaps at the sill. The water gets in through those gaps, not through the siding.
  • A visible gap between the addition’s roofline tie-in and the original house. That gap means the ledger has slipped or the flashing was never properly lapped. In a Dallas downpour, that’s an active leak running down the inside of the wall.
  • The Barrette post wobbles when you push on it. Rail and post systems are designed with almost no lateral play. Movement at the post cap or base means the anchorage has failed or the post has started to corrode from water held at the base plate.
  • You hear creaking from the addition’s floor when walking across it, but only during heavy rain or after watering the lawn. That’s the joist system responding to soil movement under the piers. Some movement is normal in North Texas. Creaking that worsens month over month is not.

Replacement Cost & What’s Included

A wide opening with a new beam where the kitchen wall was removed

For Barrette component repair inside a Dallas addition, plan on $800 to $4,500 for post, bracket, and rail replacement, depending on how many components failed and whether we’re cutting out drywall to reach a structural connection. Full addition builds run $45,000 to $130,000. ADU construction, which includes foundation, framing, utility rough-ins, and finish work, runs $90,000 to $220,000. If your Barrette failure is part of a larger problem like a sagging beam or a shifted ledger, the structural repair sits in the $2,500 to $8,000 range.

Every quote we write includes the part number, the parts cost, the labor line, and the disposal fee. No allowances, no “plus whatever we find” language. If we open the wall and find rot that wasn’t visible from the outside, we stop, show you, price it in writing, and only proceed with your signature. That’s the Garrison Standard: no surprises on delivery day. Curtis Lane keeps scopes tight and change orders rare because the quote gets the details right the first time.

DIY or Call Us?

You can safely check a few things yourself. Look for visible gaps at post-to-beam connections. Run your hand along the base of each Barrette post after a rain and note any softness or rust trails. Check that doors in the addition still close without lifting. These observations tell you something, and they help us prepare for the service call.

What we do not recommend is pulling a failed post or bracket yourself. These components are under load. When a post comes out of an addition, the beam it supported transfers that weight somewhere else, and “somewhere else” has a way of being a window or a person. A failed structural connection on an occupied addition is a job for a crew that understands load paths and temporary shoring. Call (903) 326-8963 and we’ll come look at it. The estimate is free, and it comes in writing.
