Belgard Home Additions & ADU: The Dallas Owner’s Guide
If you’re planning a Belgard home addition or ADU in Dallas, the typical installed project runs $45,000 to $130,000 for a home addition, or $90,000 to $220,000 for a fully permitted accessory dwelling unit. Those are real numbers for this market, and we put them in writing before a single tool comes out. Most Dallas homeowners call us after getting burned by a contractor who quoted low, started the job, then found reasons to reprice at the door. That’s exactly what we don’t do.
The way this usually surfaces: you’ve got Belgard pavers, wall block, or patio stone on the existing house, and you want the new addition or ADU to match. Maybe the original hardscape is holding up fine but you’re adding square footage and the grade around the new foundation is throwing off the transition. Or you’ve committed to Belgard products and need a crew that actually knows how to set them properly against a new stem wall in Dallas clay soil, which moves more than people expect. Either way, this page gives you the specifics so you can plan with your eyes open.
Bradford Remodeling Co Dallas is an independent remodeling contractor, not affiliated with Belgard. We install Belgard products because they hold up in Texas heat, and because their specs are documented, which fits how we work.
Which Belgard Models This Applies To

Most Dallas-area additions and ADUs tied to Belgard involve their paver lines and wall systems rather than a single “part” that fails like a garage door spring. The main compatibility question is this: which Belgard product are you extending, and does your new build match the existing profile? Belgard’s Dimensions and Mega-Arbel pavers, for example, come in multiple thicknesses (60mm for patios and walkways, 80mm for driveways) and the 80mm paver does not interlock cleanly with the 60mm one next to it. If you’ve got a paver driveway in front and you’re adding an ADU with a connecting walkway, ordering the wrong thickness means the seam looks like an afterthought, and it gets worse as the ground moves.
The same logic applies to wall block. Belgard’s BelAir and Diamond retaining wall systems use different lip angles, and you cannot set one course of BelAir on top of Diamond block without a visible step. We’ve corrected exactly that mistake more than once in Dallas, always after the homeowner paid somebody else first. When we quote an addition that ties into existing Belgard hardscape, we pull a sample off the old surface before we write a number. That one step eliminates most of the “it doesn’t match” surprises.
For OEM versus aftermarket: for cap blocks, edge restraints, and polymeric joint sand, quality aftermarket equivalents are fine and we use them when the spec matches. For Belgium-made pavers and wall block matching an existing run, we order directly from Belgard’s Dallas distribution channel so the batch dye lots and chamfer profiles line up. Texas sun fades everything, and a new paver from a different lot will show for the first year or two. It eventually blends, but you’ll notice it every time you walk past until it does.

Signs Your Belgard Home Additions & ADU Is Failing
- Paver edges are spreading where the addition meets the old slab. This is almost always an edge restraint that was never installed or got cut when the new foundation went in. Without a buried restraint, pavers creep outward under foot traffic and Dallas’s repeated wet-dry soil cycles.
- Water pools against the new stem wall after rain. The grade around an addition should fall away from the foundation at least 6 inches over the first 10 feet. When Belgard pavers are set too high against the wall, the water runs back toward the structure instead of away from it. That is a flashing and drainage failure, not a paver failure.
- Wall block near the ADU is leaning or bulging. Belgard retaining walls need proper drainage stone and a geogrid tie-back on anything over 3 feet tall. When the soil behind the wall stays wet, that clay pushes the wall face forward a little more each year. Catching it early is a repair; waiting is a rebuild.
- The joint sand keeps washing out after every storm. Polymeric sand hardens when it gets wet, but it only works if it’s swept into tight joints and activated correctly. Loose sand that pours out after rain means the joints were dry-laid or the pavers shifted. Either way, the base underneath is starting to work loose.
- New pavers are chipping at the edges. Chipping usually means the wrong paver for the load. A 60mm paver under vehicle traffic, or a paver cut too tight against a concrete curb with no expansion allowance, will spall in the Dallas freeze-thaw cycle. That’s a specification issue that shows up within the first year or two.

AfterReplacement Cost & What’s Included

For a Dallas home addition running $45,000 to $130,000, the Belgard-specific scope is usually a fraction of the job: paver walkway ties, patio extensions, or a retaining wall adjustment. That hardscape work typically lands between $3,500 and $18,000 depending on square footage, wall height, and whether the base needs to be rebuilt. An ADU at $90,000 to $220,000 includes similar hardscape logic, with the pavers and wall systems itemized separately on your written scope.
| Scope | Typical Dallas Range |
|---|---|
| Belgard paver walkway or patio tie-in (60mm, approx. 200-300 sq ft) | $3,500 – $11,000 |
| Retaining wall adjustment or rebuild under 4 ft | $4,000 – $12,000 |
| Full home addition (foundation through finish, hardscape included) | $45,000 – $130,000 |
| Permitted ADU, turnkey | $90,000 – $220,000 |
What drives the range on the Belgard side: whether we can reuse the existing base or have to dig it out and re-compact, whether drainage stone and fabric are already in place behind the wall, and how much square footage the addition actually adds. Every quote we write includes labor, parts, base prep, and disposal, and you get that number before any work starts. No numbers that move at the door.
Every Bradford project in Dallas comes with the 365-Day Done Right Promise. If the work fails inside that window, we come back and correct it at no charge. You’ll have that in writing, signed, on the day we finish.
DIY or Call Us?
You can check a few things yourself without touching a tool. Look at the joint lines between old Belgard work and new: are they consistent, or do they wander? Look at the grade against the addition: does water flow away from the foundation, or does it sit? Run a hose for 30 seconds and watch where it goes, that tells you more than a month of guessing.
What you should not do yourself is re-set pavers, rebuild a retaining wall, or re-grade the hardscape against a living space. These are not dangerous in the way a high-tension garage door spring is, but they are precision work tied to drainage and foundation performance, and the failure cost in Dallas exceeds what you’d save. Setting Belgard pavers wrong is expensive to undo. We have corrected too many homeowner hardscape fixes where the real problem was the base underneath, and now the pavers on top have to come out anyway.

FAQs

A correctly installed Belgard paver surface in Dallas lasts 25 to 40 years on a compacted base, with paver replacement needed mainly where freeze-thaw or vehicle loading chips the edges. The pavers themselves carry Belgard’s transferable warranty, but the base and the drainage are the things that dictate real lifespan. Call (903) 326-8963 if you suspect the base under your existing hardscape is failing, estimates are free.
Yes, in most cases we can repair localized failure: re-setting a sunken area, replacing chipped pavers, re-establishing edge restraints, or re-compacting a soft edge. The repair only makes sense if the base beneath the affected area is still sound. We will tell you straight which one you’re looking at after an inspection, call (903) 326-8963 to schedule one.
For the hardscape tie-ins, walkways, and wall work, plan on 3 to 10 working days depending on square footage and whether the base needs to be rebuilt. The full addition or ADU runs on its own schedule, usually 8 to 20 weeks, and we sequence the Belgard work so it does not hold up the rest of the job.
We source Belgard product directly through their Dallas distribution channel, which means we handle the ordering, delivery, and matching. You never have to order materials yourself or guess at thicknesses and profiles. When we write your scope, the exact Belgard product names and quantities are listed on the same page as the price.
