Boxabl Home Additions & ADU: The Dallas Owner’s Guide

A Boxabl home addition or ADU in Dallas typically runs $45,000 to $130,000 installed, depending on square footage, site conditions, and finish level. That number covers the full build, not just the box: foundation or pad work, utility connections, permitting, and interior completion. Most Dallas owners reach out to us after realizing that the accessory dwelling unit or addition they got quoted at $60,000 ended up at $140,000 once grading, electrical panels, and Dallas building permits entered the conversation. The unit itself is factory-built, but the job site is where the real cost lives, and that’s what this page breaks down.

Bradford Remodeling Co Dallas is an independent general contractor. We are not affiliated with Boxabl, and we don’t sell Boxabl units. What we do is handle the Dallas-side work that turns a Boxabl structure into a legal, livable, permitted addition or ADU: the pad, the utilities, the interior finish, and the paperwork. If your Boxabl project stalled because a contractor couldn’t pull a permit or walked off before the drywall went up, we fix that.

Here’s what most Dallas homeowners run into: they bought the unit, the delivery date came and went, and now they have a structure on a trailer or a half-finished pad in the yard with no water, no power, and a city inspector asking for plans. That’s the part we handle. Straight number, real scope, no surprises on delivery day.

Which Boxabl Models This Applies To

A garage converted into a guest room and home office

Boxabl produces a small handful of box-module designs, most notably the Casita, which is the unit we see on the great majority of Dallas ADU and addition projects. The Casita is a 19.5-foot by 19.5-foot folding module that ships on a standard trailer and unfolds to roughly 361 square feet of floor area. There have been larger multi-box configurations discussed by Boxabl, but in the Dallas market, the Casita remains the unit we actually see on job sites, whether it’s being placed as a backyard ADU in East Dallas or expanded into a rental unit in Garland.

One compatibility gotcha Dallas buyers keep learning the hard way: Boxabl units arrive as a structural shell with mechanical rough-ins, not a finished dwelling. The HVAC, water heater, and sometimes the kitchenette are not complete in the base unit. That means the “additions” work is really the build-out: connecting the utility stubs, finishing the interior, installing the closet systems, and bringing the electrical panel feed to code. When we quote a Dallas Boxabl addition, we quote the completed building, not the shell. If a quote looks too low, ask whether it includes drywall finishing and a certificate of occupancy. Those two items alone swing bids by $15,000 to $25,000 in Dallas.

For finish materials on Boxabl build-outs, we use the same documented brands we run on stick-built remodels: Cambria and Silestone for counters where a kitchenette gets installed, KraftMaid for cabinetry, Moen for plumbing fixtures. We also stock and install parts and finishes for a range of brands we service across Dallas, so if your Boxabl came with a specific fixture or surface you want matched or upgraded, we can spec it without guesswork.

Signs Your Boxabl Home Additions & ADU Is Failing

  • The pad has settled or heaved. North Texas clay shrinks and swells with moisture. A slab poured on unamended Dallas clay can move enough inside one wet spring to rack door frames and crack drywall seams. If the Boxabl unit’s entry door drags, the pad has moved.
  • The electrical panel trips when you run the mini-split and a toaster at the same time. Some Dallas Boxabl build-outs got undersized feeds, especially where the unit was set up as a rental ADU without a load calculation. A panel that trips under normal load is a service-size problem, not a Boxabl problem.
  • Condensation on interior walls and windows. Dallas humidity will find any missing vapor barrier or skipped insulation detail. In a metal-skinned folding module, condensation shows up first at the corners and the fold seams. Left unaddressed, that turns into mold inside the wall cavity.
  • The bathroom vent or kitchen exhaust is recirculating instead of venting outside. Some rushed Dallas installs skipped the exterior vent termination. You’ll notice the ceiling around the vent darkening and the unit holding moisture after every shower.
  • The certificate of occupancy never happened. This is the failure that costs the most. If the Dallas building department hasn’t signed off, the unit is not a legal dwelling, insurance won’t cover it, and financing or resale gets ugly. We’ve corrected several of these after the original installer disappeared.

Replacement Cost & What’s Included

A finished backyard cottage with a small covered porch

A full Boxabl addition or ADU project in Dallas runs $45,000 to $130,000. That is the honest range for the site work and completion build-out, and it holds whether you already own the Boxabl module or are still pricing one. At the low end, you’re getting the pad, the utility connections, basic finish, and the paperwork for a compact Casita on a flat Dallas lot with easy access. At the high end, you’re adding a larger structure, foundation piers through problem soil, longer utility runs, upgraded interior finish, and the cost of correcting anything the previous contractor left wrong.

What drives the range in Dallas specifically: lot access for the trailer and crane, the condition of the panel in the main house, sewer line depth and location, and whether the city of Dallas or a suburban municipality is doing the inspection. A $45,000 quote and a $130,000 quote are not the same job. We put every line item in writing before work starts: excavation, concrete, plumbing, electrical, insulation, drywall, finish surfaces, and permit fees. The written price does not move at the door. The completed build carries the 365-Day Done Right Promise: if the work fails inside the first year, Bradford Remodeling Co Dallas comes back and corrects it at no charge.

DIY or Call Us?

Some of this work a homeowner can safely do, and we’ll be the first to tell you which parts. Painting the interior, hanging closet rods, swapping a faucet head, installing window treatments: that’s your house, have at it. The rest is not DIY territory. Tying into the Dallas electrical grid, cutting a sewer line connection, pouring a slab that holds a 12,000-pound module, and pulling a permit that the city will actually approve: those are licensed-trade jobs. Get the pad wrong and the walls move. Get the sewer wrong and the yard floods. Get the electrical wrong and the panel is a fire risk. None of that is worth learning on your own unit.

If your Boxabl is already on site and the project stalled, the fastest move is to call (903) 326-8963 and let us look at the pad, the utilities, and the inspector’s notes. We’ll tell you what’s salvageable, what has to be redone, and what the finish will cost, in writing. If it’s a new project and you’re still in the planning stage, the same call gets you a straight scope review before you spend another dollar.
