Delta Home Additions & ADU: The Dallas Owner’s Guide

A home addition in Dallas runs $45,000 to $130,000, and an accessory dwelling unit (ADU) typically lands between $90,000 and $220,000 depending on square footage, foundation work, and finish level. We install additions and ADUs that integrate with your existing Delta fixtures and hardware, so the new space matches the rest of the house instead of looking bolted on. Most homeowners call us after a contractor walked off mid-project, or after they realized the “great deal” bid didn’t include drywall, trim, or the second bathroom rough-in.

We’re Bradford Remodeling Co Dallas, an independent remodeling contractor. We’re not affiliated with Delta Faucet Company or any Delta product line. We install and build around Delta products daily, which means we know how their dimensions, valve bodies, and mounting specs affect framing, tiling, and fixture placement in a new addition or ADU. That matters more than you’d think when the plumbing wall goes up before the tub surround arrives.

Which Delta Models This Applies To

Most of the work we tie into involves Delta’s current valve platforms: the MultiChoice Universal valve body with cartridge options from RP19804 (basic pressure balance) to the R10000 series used in Delta and Peerless trims. If you’re pulling trim from an existing bathroom and carrying it into the new addition, you need to know whether the rough-in valve is a MultiChoice Universal or one of the older 1300/1400 series valves. They don’t swap. The trim fits one or the other, not both. That’s the most common compatibility mistake we see in Dallas remodels: a homeowner buys a new Delta trim kit online, the plumber opens the wall, and the old valve body won’t accept it. Now you’re buying a new valve, cutting open a fresh tile wall, and the schedule slips a week.

For ADU kitchens and wet bars, Delta’s standard reach is Delta Foundations, Delta Addison, and the Trinsic line. All use Delta’s DIAMOND Seal Technology in the faucet cartridges, which holds up to Dallas water conditions better than ceramic discs from knockoff brands. Local water in Dallas runs moderately hard, which accelerates wear on no-name aftermarket cartridges. If you’re buying a Delta faucet for an ADU, spend the extra $40 for the OEM cartridge when the original eventually drips. The aftermarket Delta-compatible cartridges fail in 18 to 24 months here. We replace enough of them to know.

One more gotcha worth knowing before you start: Delta’s TempAssure thermostatic valve (R11100 series) is a different rough-in depth than the MultiChoice. If you’re planning a steam shower or a tub with a thermostatic trim in the ADU, the framing and tile backer need to accommodate the deeper valve. A 2×4 wall can work, but a 2×6 wall gives you room for insulation and the valve body without carving studs. We frame 2×6 plumbing walls in Dallas ADUs for exactly this reason.

Signs Your Delta Home Additions & ADU Is Failing

  • Water pressure drops when two fixtures run at once. This usually means the addition was plumbed with undersized supply lines, or the Delta MultiChoice valve is on a private well system with a pressure tank that can’t keep up. A 3/4-inch trunk line feeding the new bathroom solves it, but only if the original plumber ran it. Many cut corners with 1/2-inch throughout.
  • Grout cracks along the tub or shower base within the first year. That’s a substrate or framing problem, not a grout problem. Delta tubs and shower bases flex slightly. If the setting bed or backer board moves independently, the joint fails. We see this in Dallas additions where the crawlspace wasn’t leveled or a pier settled.
  • The Delta faucet drips from the spout even when fully closed. On Delta kitchens and baths, that’s usually a worn DIAMOND Seal cartridge or debris on the valve seat. Dallas water with high mineral content shortens cartridge life. Flushing the valve and replacing the cartridge with an OEM part fixes it in about an hour. Without repair, the drip wears the faucet finish and raises your water bill.
  • The addition’s temperature swings wildly from hot to cold while showering. Delta pressure-balance cartridges handle this, but only if installed correctly and matched to the water heater’s capacity. An ADU on a tankless unit set too low will cause the same symptom. We fix this by confirming the valve is a true pressure-balance cartridge (RP32104 or RP46074, depending on the rough) and setting the tankless to a stable output.
  • Drywall seams crack seasonally in the new addition. In Dallas, clay soil expands and contracts with moisture. An addition that doesn’t get a proper foundation survey and soil test will move. We’ve pulled permits and passed inspections in Dallas on enough additions to know: the cheap fix never lasts, and the correct pier-and-beam or post-tension slab is worth every dollar.

Replacement Cost & What’s Included

An addition in Dallas ranges from $45,000 for a single-room bump-out up to $130,000 for a larger wing with a bathroom and structural changes. An ADU, built from the foundation up, is $90,000 to $220,000 depending on whether it’s a detached unit with its own utilities or a garage conversion. Those numbers include permits, drawings, materials, labor, and the final inspection. They don’t include change orders, because we don’t write them unless you ask for something new after we start.

What drives the range on a Delta-integrated addition or ADU:

  • Square footage and ceiling height – the single biggest cost driver in Dallas.
  • Foundation type – pier-and-beam versus slab-on-grade, and whether soil testing is required by Dallas permitting.
  • Bathroom count – each full bath with a Delta MultiChoice valve, tub or shower base, tile surround, and plumbing rough-in adds $9,000 to $28,000 depending on finishes.
  • Delta fixture selection – a Delta Foundations faucet at $60 versus a Trinsic wall-mount at $400 changes material costs, and labor shifts when wall-mount rough-ins require blocking behind tile.
  • HVAC and electrical – running a new circuit panel or mini-split system for an ADU is $4,000 to $9,000 alone.

We bring a written line-item price before any work starts. That’s The Garrison Standard: every dollar accounted for, every scope item listed, no number that moves at the door. The 365-Day Done Right Promise covers every completed project for a full year. If the tile cracks, the door sticks, or the Delta valve leaks inside that window, we return and correct it at no charge. You get that in writing, signed, before the first tool comes out. Curtis Lane, our owner, signs it himself.

DIY or Call Us?

If your Delta faucet drips or the trim is scratched and you’re adding a new space, replacing a Delta cartridge or swapping a trim kit is within reach of a patient homeowner with the right hex key and a YouTube video you actually finish watching. The valve body itself? Leave it. Cutting into pressurized plumbing, rerouting supply lines, and setting rough-in depths wrong creates a leak inside a finished wall, and that’s a $3,000 repair on top of the original job. Same goes for anything structural in a Dallas addition: foundation, load-bearing walls, roof ties, and electrical. Those are permit-level trades, and we carry the framing hammer for a reason.

If you’re not sure whether the problem is the Delta valve, the water heater, or the framing, call us. We’ll send a background-checked, uniformed technician to look at it. And if it’s a five-minute fix, we’ll tell you that on the phone before we roll a truck. (903) 326-8963. Straight number, real scope, no surprises on delivery day.
