IKO Fence Installation: The Dallas Owner’s Guide

IKO fence installation in Dallas typically runs $3,500 to $9,000 for a standard residential perimeter, including tear-out of the old fence, posts, concrete, panels, and clean-up. We stock IKO-compatible components and can usually schedule the work within one to two weeks, depending on material lead times from our Dallas suppliers. Most homeowners discover they need this service after a North Texas storm – a wind gust catches a loose panel, or a prolonged dry spell followed by heavy rain shifts a post and the whole section starts leaning toward the alley.

What usually happened: the fence was installed years ago with underset posts or without proper drainage at the base, and the IKO panels themselves have held up while the substructure failed. We see this pattern across Dallas neighborhoods from Lakewood to Preston Hollow, and it’s almost always the post-to-panel connection or the post footing, not the IKO panel material itself.

Which IKO Models This Applies To

IKO manufactures a range of vinyl and composite fence systems, and the installation requirements differ meaningfully between them. The most common lines we work with in Dallas are the IKO Estate series (heavier-gauge vinyl, tongue-and-groove pickets) and the IKO Matrix series (steel-reinforced bottom rails, designed for wind exposure). Both use IKO’s proprietary post-and-rail locking system, which means off-brand posts or rails will not seat correctly even if the dimensions appear close on a tape measure.

Compatibility gotcha: IKO Estate panels measure 6 feet by 6 feet as a completed section, but the actual panel width is 71-1/2 inches to account for the post width. If a contractor builds the post spacing at a true 72 inches, the panel will not lock in. We set post centers at 71-1/2 inches for Estate and 73-1/4 inches for Matrix with the steel rail option. Get this wrong and you’ll be fighting the panels on every section.

As for OEM versus aftermarket: we install IKO OEM components because the warranty on the material stays intact, and the aftermarket equivalents we’ve tested in Texas heat tend to warp at the interlock seams. The UV stabilizer in IKO’s vinyl blend is rated for Southwestern exposure, which cheap generics skip to cut cost. You’ll see the difference by year three in a Dallas summer.

Bradford Remodeling Co Dallas is an independent service provider and not affiliated with IKO. We do maintain a working relationship with IKO’s regional distribution channel so parts arrive without the markup you’d get buying direct as a homeowner.

Signs Your IKO Fence Installation Is Failing

  • Leaning posts after rain. This means the post footing was drilled too shallow or the concrete wasn’t domed above grade. Water pools at the base, the Dallas clay soil expands, and the post starts pushing out of true. Once a post moves more than 2 inches off plumb, the lock joint on the panel gets stressed and will eventually crack.
  • Panels popping out of the post channels in wind. The IKO lock-in design relies on the channel being clean and the panel seated all the way down. When installers leave the bottom pocket full of dirt or debris, the panel sits high and only catches the top lip. A 40 mph gust – normal for March in Dallas – walks the panel right out.
  • Gaps opening at the picket seams. Vinyl expands and contracts with temperature swings, and Dallas gets a 40-degree overnight shift regularly. If the installer butt-jointed the pickets with no room to float, the seams separate. Once the gap opens past the internal webbing, the picket loses its structural resistance to wind.
  • Sagging gate with a dragging latch. IKO gates are heavy, and the hinge post takes the full cantilever load. If the post was set without enough concrete or the hinge screws were driven into hollow vinyl without backing plates, the gate drops over 6 to 12 months. The latch stops meeting the strike, and eventually the gate won’t hold closed at all.
  • Bottom rail cracking or crushing. Weedeater damage is most common, but the bigger issue is the rail sitting directly on grade. Dallas soil movement, plus sprinkler contact, keeps the rail damp. Vinyl expands when wet, contracts when the sun hits it, and the repeated cycle splits the rail at the post end.

Replacement Cost & What’s Included

An open living space after a whole-home remodel

For Dallas homeowners, a full IKO fence installation runs $3,500 to $9,000, and that number is driven by three things: linear footage, the number of corners and gates, and the tear-out condition of the old fence. A standard 150-linear-foot backyard with one gate and two corners lands around $5,200 to $6,800 with IKO Estate panels. The high end of $9,000 covers larger lots with multiple gates, steel-reinforced Matrix panels, or old fence removal with concrete post footings that must be broken out and hauled.

  • Tear-out and disposal of existing fence: $800 – $1,800
  • IKO panels, posts, rails, caps, gate hardware: $2,200 – $5,500 (material only)
  • Post-setting with concrete, 30-inch depth: $40 – $65 per post
  • Gate assembly and hang (per gate): $350 – $700
  • Total installed, typical Dallas lot: $3,500 – $9,000

Every Bradford Remodeling Co Dallas fence project includes a written line-item price before any work starts. No numbers that move at the door. The work is covered by the 365-Day Done Right Promise: if the fence fails within a year of completion – leaning post, popped panel, gate that won’t latch – we come back and correct it at no charge. You’ll have that guarantee signed and in your hand at job close, along with a clean site and the old fence fully hauled off.

DIY or Call Us?

There are things an owner can safely check. Walk the fence line after a storm and look for posts that have shifted off plumb. Check the gate latch clearance. Run your hand along the bottom rail and look for cracks or soft spots. These are observations, not repairs, and they tell you what you’re dealing with.

Here’s where DIY goes wrong on IKO fence installation: digging post holes 30 inches deep in Dallas clay in August is not a weekend project, and setting posts square and level to the exact IKO spacing is where most homeowners lose the whole section alignment. Then there’s the old concrete. If the previous installer poured footings 2 feet wide, you’re breaking those out with a jackhammer and hauling hundreds of pounds of debris. We also see homeowners buy posts from a big-box store that don’t match IKO’s channel profile, and suddenly you’ve spent $400 on material that won’t seat the panels you’re keeping.

If you want to diagnose and we handle the rest, call (903) 326-8963 and we’ll walk the site with you. The estimate is free, and the number we give is the number on the contract.
