Schluter Kitchen Remodeling: The Dallas Owner’s Guide
A full Schluter-system kitchen remodel in Dallas runs $14,000 – $45,000 installed, and the biggest driver of that spread is whether your substrate and waterproofing are still intact or need to be torn out and rebuilt. We keep Schluter-DITRA, KERDI-BOARD, and KERDI-BAND on the truck because a failing Schluter layer usually shows up as cracked tile, musty cabinet bases, or grout that won’t stay sealed no matter how many times you reapply. Most homeowners call us after they’ve had a tile professional look at a cracked floor and tell them the Schluter membrane underneath was installed wrong or has delaminated from the subfloor.
If you’re reading this, you likely already know the part is failing and want a straight answer on what it costs to make it right. Here it is: a Schluter-specific kitchen remodel means pulling the surface layer, inspecting the membrane and substrate, and rebuilding to Schluter’s installation spec, not just replacing what’s visible. We’re an independent Dallas contractor. We are not affiliated with Schluter-Systems, but we install their products to their published specifications because the warranty only holds if the installation detail is correct.
Which Schluter Models This Applies To

The Schluter line you have under your kitchen tile matters more than most homeowners realize. Schluter-DITRA and DITRA-XL are uncoupling membranes for floors, with DITRA running 1/8″ thick and DITRA-XL running 5/16″ for transitions to hardwood without a height jump. KERDI-BOARD is the wall substrate, and KERDI-BAND is the waterproofing strip that bridges every seam and corner transition, including the seam where your cabinet toe-kick meets the floor membrane and the seam where the backsplash dies into the countertop.
One checkable compatibility detail: KERDI-BAND only bonds correctly over KERDI-BOARD or DITRA seams when the corners are reinforced with KERDI-KERECK or KERDI-KM. Skip the corner pieces and water tracks along the seam within the first few years, which we’ve seen in Dallas kitchens where the membrane passed a flood test but failed under constant use. The OEM-vs-aftermarket decision for Schluter is not much of a decision: off-brand uncoupling membranes look similar but are not tested to the same deflection standards, and Schluter’s warranty requires their own membrane, their own thinset (or an ANSI 118.4 unmodified equivalent), and their own edge details. If a previous installer used a knockoff membrane or a modified thinset over DITRA, the failure usually appears within three to five years, not immediately.
To identify what you have, look for the orange waffle pattern on the floor layer or the orange board with the Schluter logo on walls. If there’s no orange anywhere and your tile failed early, the answer is often that no membrane was ever installed at all.
Styles & brands we work with

Signs Your Schluter Kitchen Remodeling Is Failing
- Cracked floor tile in a straight line across the room. That line usually follows a seam in the plywood subfloor where a previous installer skipped the DITRA or left an unbridged joint. The membrane can’t absorb movement if the seam wasn’t taped and bonded.
- Grout that keeps cracking in the same joints. Grout fails mechanically, not chemically. If the same joint re-cracks after two repairs, the substrate underneath is moving, and no grout product on the shelf will fix that.
- A hollow sound when you tap tile with a screwdriver handle. A solid tile floor rings dull and firm. A hollow, drum-like sound means the thinset has lost bond to the membrane or the membrane has lost bond to the subfloor, which is a rebuild, not a repair.
- Musty smell or darkened cabinet bases along the floor. This is water getting past a failed KERDI-BAND seam and wicking into the cabinet boxes. In Dallas, where slab foundations and high humidity are common, this shows up faster than in dry climates.
- Loose grout or crumbling caulk at the countertop-backsplash joint. Water gets behind the backsplash and runs down behind the KERDI-BOARD, which is exactly where you cannot see the damage until the tile comes off the wall.

AfterReplacement Cost & What’s Included

In Dallas, a Schluter-system kitchen remodel runs $14,000 – $45,000 installed. The low end covers a small kitchen where the substrate is sound and we’re replacing the failed membrane layer, resetting tile, and redoing the backsplash waterproofing. The high end covers kitchens where the subfloor has water damage or deflection issues that require structural work before any Schluter product can be laid down. Most Schluter-specific failures we see in Dallas fall between $18,000 and $30,000 once you factor in cabinet removal and reset, countertop templating, and new tile.
- DITRA/DITRA-XL membrane replacement: $6 – $12 per square foot installed, including tear-out of the old membrane and prep of the subfloor.
- KERDI-BOARD wall rebuild (backsplash and wet zones): $10 – $18 per square foot installed, depending on tile size and tile complexity.
- KERDI-BAND and corner reinforcement detailing: typically $400 – $1,200 as a line item, not a percentage add-on.
- Thinset and waterproofing materials: included in the square-foot price, specified by brand and spec on the written scope.
Every price is written before work starts. No change order appears at the door, and no percentage gets added halfway through. We use Schluter ALL-SET or an ANSI 118.4 unmodified thinset per Schluter’s published requirements, and the completed work carries the 365-Day Done Right Promise. If it fails inside that window, we come back and correct it at no charge.
DIY or Call Us?
You can safely inspect your own floor: tap the tile, look for cracked grout lines that follow the plywood seams, and check the cabinet-kick joint for darkening or swelling. You can also pull a floor vent cover and look at the floor cross-section to see if an orange membrane exists at all. What you should not do is start pulling tile off a Schluter membrane with a pry bar and a hammer. A failed DITRA layer often means the subfloor underneath needs repair or sistering, and tearing into it without addressing the structural cause means the next tile floor fails the same way, just faster.
If water damage is involved and the membrane has been breached for months, the scope is a rebuild, not a patch. That’s the job where the tile layer and the subfloor have to come out together and go back in to a written specification. FAQs

Installed to Schluter’s spec, a DITRA or KERDI system should outlast the tile surface above it, 25 to 50 years in a climate like Dallas. The failures we see are almost always installation errors: wrong thinset type, missing seam reinforcement, or a subfloor that was never brought to Schluter’s minimum deflection standard. Call (903) 326-8963 if you suspect either.
In a small, isolated seam failure with no water damage, a repair is sometimes possible using the Schluter removal-and-repatch method. In most Dallas kitchens we inspect, by the time the grout cracks and the smell shows up, the water has moved further than the visible damage, and the honest answer is replacement. We’ll tell you which applies to your floor before we quote anything.
Most Schluter-specific kitchen rebuilds take 2 to 4 weeks, not counting tile lead times. The membrane work itself is fast; the schedule is driven by water-damage remediation, subfloor repair, and tile setting time before grout. You’ll get a written schedule with the written price, and the only surprise a remodel should have is how smooth the process went.
We keep DITRA, DITRA-XL, KERDI-BAND, KERDI-BOARD, and KERDI corner reinforcements on hand for standard Dallas builds. Large-format or rare-series components may require an order, and we’ll tell you the lead time in writing before the project starts. We also stock cabinet and surface lines like KraftMaid, Cambria, and Silestone for kitchen work where the Schluter layer is part of a bigger remodel.
