Tamko Windows & Doors: The Dallas Owner’s Guide
We install and service Tamko-compatible windows and doors across Dallas, with most replacement work running between $4,500 and $15,000 depending on openings, glass package, and whether we’re swapping sashes or pulling full frames. Homeowners usually call us after they’ve noticed drafts at the sill, a lock that no longer seats, fog between panes, or vinyl that’s warped from a decade of Texas sun. The part has failed, or it’s failing, and they want to know what it costs to make it right without replacing everything.
Which Tamko Models This Applies To

Tamko’s window and door line spans vinyl replacement windows, sliding patio doors, and hinged entry systems sold through building supply yards across the South. The compatibility catch is in the series label: Tamko stamps a code on the spacer bar between glass panes and on the hinge leaf of their doors. That code tells us the extrusion profile, glass thickness, and hardware set. A window from their 5000 series does not share balances or locks with the 7000 series, even if both are 36 by 48. We match the part by that stamp, not by eyeballing the frame.
On OEM versus aftermarket: Tamko’s original balances and door rollers are solid parts, but the aftermarket has caught up on quality for hinges, weatherseal, and sash locks at roughly 60 to 75 percent of factory list. We’ll use OEM when the warranty is still live, and a documented equivalent when it makes sense for the dollar. We also stock and service parts for KraftMaid cabinetry, plus Cambria and Silestone surface work, so if the window issue ties into a larger opening remodel, we’re already tooled for it.

Signs Your Tamko Windows & Doors Is Failing
- Condensation between the panes. The seal on the insulated glass unit has failed. Once argon or krypton escapes, the window loses most of its thermal performance and you’ll never wipe that fog away.
- The sash drops or won’t stay open. Tamko’s spiral balances or block-and-tackle assemblies wear out, especially in bedrooms and kitchens where the window gets opened daily. A sash that slams shut is the balance telling you it’s done.
- A sliding door that drags or jumps the track. Dallas clay soil shifts, and door rollers on Tamko sliders take the brunt. If the door grinds or lifts, the rollers are flat-spotted or the track is out of level.
- You can see daylight at the lock rail or frame corners. Weatherseal compression set, or the frame has pulled from the rough opening. In Dallas heat, vinyl will move more than most people expect, and once the seal folds, air moves through.
- The lock works but the door still rattles. The strike plate has walked or the hinge screws are stripped from the jamb. That’s a hardware and substrate fix, not a door replacement, if we catch it before the jamb splits.

AfterReplacement Cost & What’s Included

In Dallas, a full window replacement on a Tamko home runs $4,500 to $15,000, which shakes out to roughly $700 to $1,400 per opening installed. Single-sash work, new balances, roller swaps, or a glass pack replacement typically lands between $400 and $1,800, depending on whether the part is standard or a series-specific item. The range is driven by glass type, frame condition, and whether the opening needs new flashing or trim.
Every quote we write is a fixed number before work starts. That number includes the part, labor, disposal, and a written line-item scope. There’s no reprice at the door. The work carries the 365-Day Done Right Promise: if a part we installed fails within a year, we return and correct it at no charge. That’s The Garrison Standard, in writing, every time.
DIY or Call Us?
You can check the stamp on the spacer bar, note whether the sash tilts in, and photograph the lock set before you call. That genuinely helps us match the part before we arrive. What you should not do is pull a Tamko sash out of the frame to inspect it: these units are sealed, and re-seating one wrong means a dropped window and a cracked glass pack. The same goes for door hinges under tension. Curtis Lane, our owner, learned that lesson early, and we’d rather you not learn it the same way.
If the part is simple and you’re comfortable, a weatherseal replacement is straightforward. For balances, rollers, insulated glass, or anything load-bearing, call us at (903) 326-8963 and we’ll send a background-checked, uniformed technician with the right part on the truck.
FAQs

You can expect 15 to 20 years from a Tamko vinyl window in North Texas, with glass seal failures typically appearing in years 10 to 14 depending on sun exposure on the west and south elevations. The frames will outlast the glass packs and hardware. Call (903) 326-8963 if your windows are fogging or binding.
Balances, locks, rollers, and weatherseal are routinely repaired; the glass pack can be replaced if the frame is still square and sealed. If the frame itself has warped or the jamb is rotted, full replacement is the honest answer. We’ll tell you which one you need, not which one makes us the bigger job.
Most single-part swaps, a sash balance or a patio door roller set, are done in under two hours on site. A full-frame replacement runs half a day to a full day per opening, including trim and cleanup.
We carry common balances, rollers, locks, and weatherseal for Tamko’s main series on our trucks, and we can source series-specific items within one to two business days through our supply partners. If you have the code from the spacer bar, we can usually confirm stock on the first call.
If your Tamko window or door is failing, call (903) 326-8963. You’ll get a real person on the line, a straight number in writing, and a crew that shows up when we say we will. Straight number, real scope, no surprises on delivery day.
