Toto Home Additions & ADU: The Dallas Owner’s Guide
Home additions and ADU construction in Dallas typically run between $45,000 and $130,000, depending on square footage, foundation work, and whether we’re tying into existing plumbing and electrical or running new service. If you have a Toto fixture or system specified in your addition or ADU plans, we install and integrate it correctly the first time, with the rough-in dimensions matched to Toto’s published specs before drywall ever goes up. Most owners discover a problem when a fixture doesn’t sit flush, a drain line was roughed in at the wrong offset, or the framing wasn’t blocked for the wall-hung carrier.
Bradford Remodeling Co Dallas is an independent contractor and is not affiliated with Toto. What we bring is two decades of Dallas remodeling work, including the rough-in and finish work that makes a Toto fixture perform the way the manufacturer intended. Curtis Lane grew up in Los Angeles and picked up his first framing hammer in a residential carpentry program at Los Angeles Trade-Technical College before he ever set foot on a paying job site. He’s run crews across Dallas for the better part of two decades, and he’ll tell you the same thing we tell every homeowner: straight number, real scope, no surprises on delivery day.
Which Toto Models This Applies To

When we build an addition or ADU in Dallas, the Toto products we’re working with most often are wall-hung toilets (Aquia, Nexus, and Carlyle II lines), the Washlet integrated bidet seats, and Toto’s cast iron and acrylic tubs. Each has a specific rough-in requirement that’s easy to get wrong if the framer and plumber aren’t talking to each other. The Aquia IV, for example, uses an in-wall carrier system that requires 2×6 framing or a furred-out wall, not standard 2×4 construction. The rough-in height for the waste line off the finished floor is 7-1/4 inches. Get that wrong by half an inch and the toilet won’t seat correctly.
OEM versus aftermarket matters here. Toto’s in-wall carriers are engineered for their bowl mounting pattern and flush valve assemblies. We specify OEM carriers and Toto flush plates on every install because aftermarket carriers introduce tolerance stacking that leads to bowl movement and eventual leaks. The bolts, the gaskets, the angle stops: we use factory parts. The lumber, blocking, and subfloor are ours to spec. That’s the line where aftermarket stops making sense.

Signs Your Toto Home Additions & ADU Is Failing
- A wall-hung Toto toilet rocks or flexes against the wall. This means the carrier wasn’t anchored to the framing correctly, or the framing itself was undersized. In Dallas, we also see this when a 2×4 wall was used instead of the 2×6 wall the carrier requires.
- The bowl sits off the finished wall or at the wrong height. This is almost always a rough-in error: someone measured from the subfloor instead of the finished floor, or drywall thickness wasn’t accounted for before the carrier went in.
- A Toto tub flexes when you step into it. The mortar bed under the tub was skipped or applied too thin. A Toto cast iron tub with a proper mortar bed doesn’t move. Without it, the tub shell will eventually crack at the drain or overflow.
- The Washlet seat doesn’t align with the bowl. Mounting hole spacing on Toto bowls is specific to the bowl series. If the wrong bowl was paired with the seat, or the seat was installed over a non-Toto bowl, the fit is visibly off and the seat will shift under use.
- Water seeps at the base of a wall-hung toilet weeks after install. The wax ring or neoprene seal wasn’t compressed evenly because the carrier wasn’t level. Dallas soil movement compounds this: a house on expansive clay shifts seasonally, and a carrier that was barely level gets worse every summer.

AfterReplacement Cost & What’s Included

The lead range for this work in Dallas is $45,000 to $130,000 for the addition or ADU itself. Within that scope, the Toto-specific plumbing and fixture integration typically adds $3,000 to $12,000, depending on how many fixtures and whether we’re relocating drains or running new waste lines. That number includes the carrier, bowl, trim, labor, and permitting. If you’re replacing a failed rough-in inside an existing bathroom, the wall gets opened, the carrier gets reset or replaced, and the finish work gets redone. That’s a smaller job, usually $2,500 to $6,000.
Every price is written before any work starts, line by line. The 365-Day Done Right Promise covers the completed work for a full year. If the carrier shifts, the tub flexes, or the bowl leaks inside that window, we come back and correct it at no charge. That’s the Garrison Standard: written price, written guarantee, no numbers that move at the door.
DIY or Call Us?
You can check the obvious signs yourself: push gently on the bowl and watch for movement, run the tub and listen for creaking underfoot, look for water staining at the wall behind the toilet. Those are diagnostic, not repairs. Where Dallas homeowners get hurt is opening a wall to access a Toto in-wall carrier and finding electrical, supply lines, or load-bearing framing in the way. Cast iron tubs weigh well over 300 pounds. Setting or resetting one without a mortar bed and the right blocking is how backs get injured and tubs get cracked. Call us at (903) 326-8963 before you open any wall.
FAQs

Done correctly, the structural work should last the life of the house, and Toto plumbing fixtures carry manufacturer warranties that run one to five years depending on the product line. The variable in Dallas is the soil: expansive clay moves more than most homeowners expect, and that movement tests every connection. Our 365-Day Done Right Promise covers our workmanship for a full year, so if a carrier shifts or a tub flexes inside that window, we’re back at no charge. Call (903) 326-8963 if you’re seeing movement, and we’ll assess it under the guarantee.
Rough-in errors can usually be corrected without replacing the fixture: the carrier gets re-anchored and leveled, the bowl gets reseated, the mortar bed gets redone. We only recommend full replacement when the fixture itself is cracked, the carrier is bent or corroded, or the wall cavity needs to be entirely reframed. The fix matters less than the diagnosis. Call (903) 326-8963 and we’ll tell you which one you’re dealing with, in writing, before you spend anything.
Most corrections take one to two days on site, plus drywall and paint drying time if we had to open the wall. A full ADU or addition with Toto fixtures integrated from the start runs eight to sixteen weeks, which we put in writing with a schedule before we start. You’ll know what happens each week and what the site should look like when it’s done.
We stock the Toto in-wall carriers, flush plates, mounting hardware, and seal kits we use most often in Dallas, and we order factory parts directly for anything outside that inventory. That means the parts come from the documented supply chain, not from whatever was on a shelf at a salvage yard. We also work with documented name-brand materials across the rest of the project, including KraftMaid cabinetry, Cambria and Silestone surfaces, and Kohler and Moen fixtures, so every specification is traceable. Call (903) 326-8963 for an exact quote on your Toto home addition or ADU project. Estimates are free, and every price is in writing before we start.
