Toto Construction in Dallas, TX | Bradford Remodeling Co Dallas
We install, service, and build around Toto fixtures across Dallas as an independent contractor. We are not a Toto authorized dealer or factory service center, and we don’t pretend to be. What we are is a remodeling crew that has pulled, reset, plumbed, and framed around Toto toilets and tubs in hundreds of Dallas homes, including the pier-and-beam houses where a toilet that rocks on its base is a structural question, not a brand problem. Call (903) 326-8963 for a straight answer and a written price before any work starts.
Why Dallas Residents Choose Us for Toto Service
Bradford Remodeling Co Dallas has been part of the Garrison Partners family since 2004, held to The Garrison Standard, which means every Toto job gets a written price before we open a single tool bag. Curtis Lane, our owner, grew up in Los Angeles and picked up his first framing hammer at Los Angeles Trade-Technical College before running crews across Dallas for the better part of two decades. That includes a stretch of Kitchen Remodeling in Dallas and bathroom gut-jobs in Lakewood where 1950s-era plaster taught him exactly how much a schedule can shift when you discover what’s behind the tile. We bring that same discipline to Toto service: we know which models hold up under North Texas hard water, which parts fail first in older Dallas neighborhoods with cast-iron supply lines, and when a fixture is worth repairing versus replacing. The answer is always a straight number, never a guess.
Styles & brands we work with

Common Toto Construction Problems We Solve in Dallas
- Flapper seal degradation and intermittent running. Dallas water is hard, mineral-heavy, and rough on rubber flapper seals in Drake and Ultramax models. The seal stiffens, water seeps past, and the toilet cycles itself every few minutes. You hear it more when the house is quiet and the AC kicks off. We replace the flapper with an OEM part and check the flush valve seat for calcium buildup at the same time.
- Fill valve clogging in older neighborhoods. Homes in parts of Dallas with original cast-iron supply lines push sediment and rust scale into the fill valve. The toilet fills slow, or the valve chatters. An OEM Toto fill valve swap fixes it in under an hour, and we show you what came out of the old valve so you know it wasn’t your imagination.
- Washlet S550e remote desync after spring storms. Dallas spring thunderstorms bring power surges that knock the remote control off its pairing with the bidet seat. The seat still works manually, but the remote won’t. Re-pairing is a simple procedure, but it’s the kind of thing that makes a remodel feel like it’s falling apart two months in. We handle it.
- Cracked tank lids from hail. North Texas hail season runs hard. Elongated Toto models have wide, flat tank lids that take a direct hit better than a sloped lid, but they crack just the same. We source OEM replacement lids, and if the tank body itself is compromised, we tell you whether a lid swap is enough or if the whole tank needs replacing.
- Rocking toilets on pier-and-beam floors. In some northern Dallas suburbs, a local code variance allows pier-and-beam foundations even with expansive clay underneath. Those homes settle. A Toto toilet sitting on a slightly sloped bathroom floor will rock, and rocking breaks the wax seal and invites a slow leak. We fix it with adjustable shims and a wax-free foam seal, which is a better approach than cranking down the flange bolts and cracking the porcelain.
Toto Service in Dallas: What Local Conditions Mean for Your Equipment
The “Dallas discount” is a real thing in local construction, and it’s not about cheap labor. It’s a code variance in some northern suburbs that allows pier-and-beam foundations in areas with expansive clay, where most of North Texas defaults to slab-on-grade. That matters for Toto owners because a toilet bolted to a wood floor that shifts half an inch over a decade will eventually leak, no matter how good the fixture is. We see it in the M Streets, in parts of Lake Highlands, and in older pockets of Richardson. A Toto Ultramax II is a solid toilet, but it cannot overcome a floor that moves under it. That’s why our standard service on pier-and-beam homes includes shimming and a wax-free seal, not just a reset. We’re not fixing the toilet. We’re fixing the floor under the toilet, at least as far as the fixture is concerned.
Toto Models & Products We Service in Dallas
We work on the Toto lines most common in Dallas bathrooms. The Drake II and Ultramax II are the two we see most often, usually five to ten years old, usually with hard-water wear on the flapper and calcium in the rim jets. The Washlet S550e is the bidet seat we integrate most often during full bathroom remodels. The Legato tub comes up when someone wants a deep soaking tub that doesn’t require a complete bathroom rebuild. For critical components, fill valves, flush valves, Washlet control boards, we use genuine Toto OEM parts, because those parts control water flow and electronic pairing and a knockoff that fails a year in costs more than you saved. For wear items like supply lines, wax rings, and toilet shims, a quality aftermarket part is fine, and it keeps the bill reasonable. We stock common parts in our Dallas shop for fast turnaround, and anything we have to order comes in before the second visit.

AfterToto Service Pricing in Dallas

You should expect a real number, in writing, before the work starts. Here’s what we charge for the most common Toto jobs in Dallas. Prices include labor and the listed parts unless noted.
| Toto Service | Typical Dallas Price Range |
|---|---|
| Toilet reset with shims and wax-free seal | $250 – $500 |
| Fill valve replacement (OEM) | $175 – $300 |
| Washlet S550e integration during bathroom remodel | $1200 – $2200 |
| Toto Legato tub installation (labor only) | $1800 – $3500 |
Your final number depends on access, the condition of the existing flange and supply line, and whether we’re working around tile that has to stay. No numbers move at the door. We write the price, you approve it, and we do the work. Call (903) 326-8963 for an exact quote, and mention if the house is pier-and-beam so we bring the right shims.

FAQs – Toto Construction in Dallas
No. What you’re hearing is the flapper leaking slowly enough that the fill valve only kicks on when the house is quiet and you can actually hear it. The AC running doesn’t cause the leak; it just masks the sound of the refill. Dallas hard water has stiffened the flapper seal. Replace the flapper with an OEM part and clean the flush valve seat, and the ghost refill stops. Call (903) 326-8963 and we’ll handle it same day.
We do, with one caveat. The Washlet needs a dedicated GFCI outlet near the toilet, which many older Dallas bathrooms lack. The plumbing side is usually fine, a Washlet taps the same supply as the toilet fill valve, but if your galvanized lines are heavily corroded, the reduced flow can affect rinse pressure. We check supply pressure and electrical access before we quote, so there’s no surprise on install day.
Not if the slab is in sound condition and the tub is set on a mortar bed with proper support. The weight of a filled Legato tub, roughly 400 to 500 pounds with water and a bather, is well within what a healthy slab carries. The concern is a slab that’s already cracking from Dallas’s expansive clay. We check for existing slab movement before we rough in the tub, and we tell you straight if the foundation work needs to happen first. Call us for a free site look.
Almost always. The standard rough-in is 12 inches from the finished wall to the center of the flange, and most Toto models, including the Drake II and Ultramax II, are built for that measurement. If your rough-in is 10 or 14 inches, which happens in older Dallas homes, there are Toto models that fit, but the selection narrows. We measure before you order anything, so you don’t end up with a toilet that won’t sit against the wall.
If the crack is only in the tank and the bowl is undamaged, you can replace just the tank, provided we can source the OEM tank for your model and finish color. If the crack runs into the tank-to-bowl connection or the bowl shows any impact marks, the unit is compromised and we recommend replacement. Hairline cracks in porcelain do not self-heal, and a tank that fails under pressure is a flood. Call (903) 326-8963 and we’ll assess it and give you a written price either way.
